I have also included some questions/answers that folks should be aware of prior to searching for a new home purchase.

THE 4 MOST IMPORTANT QUESTIONS WHEN PRUCHASING A NEW HOME
1.WHAT DO I DO IF I WANT TO PURCHASE HOME?
If you don’t have cash then the most important first step is to go to the bank. Sit down with a lender and find out exactly what you can afford, what your down payment and interest rate will be. Decide how long of a term – max is 30 years and that depends on your age.
2.WHY DO I HAVE TO GO TO THE BANK FIRST? I JUST WANT TO GET FAMILIAR WITH WHAT IS AVAILABLE.
When you go to look around. What happens when you fall in love with your new home only to find out you can’t afford it. Sadly, this happens more times than you would ever imagine. It is my job to make sure all goes smoothly – keeping ducks in a row. When this happens trust me it’s heart wrenching.
3.I’M APPROVED FOR A LOAN. NOW WHAT?
The fun begins. You decide what Parish you want to start your next chapter in. Look at all properties in your price range, view and then make an offer. Once all is accepted have a reputable company inspect the property to make sure all is in good working order. Bank will also have an appraiser come out to inspect to make sure you are not paying too much for the property. The bank will only loan what a property is worth.
4.WHAT ABOUT LEGAL REPRESENTATION?
If you decide to work with an agent, and of course Kim Sheen is a wonderful agent, she will refer you to 3 choices. You decide on which one you feel works best for you. They will then take over, draw up the sales & purchase agreement, run a title search to make sure no liens are on the property. Once all has been finished you should be in your new home within 60-90 days. All depends on the logistics of the property. Could be longer or less.
