This lot can have about eight times the number of units as the other two lots on the south side of the railway trail

This RES1 zoned lot has more of the top of the hill than any other lot and this hill top is where the Woodland Reserve conservation layer does not exist.   As with all the three “Southern Hillside View” lots, but with more of the very high vantage, a buyer will have active views to relax and enjoy, and be able to build more houses.  If a building is two storeys on this lot there may be a little view of the ocean to the south too (as with Lot B).

Almost an acre has great possibilities since there is space to build a few comfortable houses, or a high-end comfortable condominium complex.  Because of the elevation no other houses can be built to block the view!  The top of the high hill is fairly flat; from there it slopes down to the south, which means a builder has a surface area of more than an acre to work with.  An architectural technologist suggested terrace housing so each house has uninterrupted panoramic views.

Two major grocery stores, restaurants, and many other amenities are within a short walking distance (All five lots have this in common).

Access is from a turn in Camp Hill Road behind the Riddles Bay Railway Station.  Good visibility in both directions would make it easy to enter and exit the road.  An excavator would be needed to create a road over the Right of Way (ROW).

This rectangular shaped lot has a length of 250 feet at the top of the hill by a width of 159 feet from the top of the hill.  Area totals .348 hectares which is greater than 37,458 square feet.  Greater than 180 degree views can be enjoyed scanning from the whole of the Great Sound to Hamilton.

Lot A has the best price per amount of housing that can be built compared to any of the five lots.  It is a great bargain when considering the price per total sloped surface area!

The zoning is RES1, but is half covered with a woodland reserve conservation overlay.  The maximum building capacity was determined to be 17 units by Engineering Consultants.  Would be more realistic to build 12 high-end units when you build two storeys.

Stone that is quarried in building many water tanks for housing would probably be of a good quality to sell since this hillside was commercially quarried many years ago.

Other improvements are underway to increase this lot’s value even more.
